Each department works together as a cohesive team but can also be individually utilized to fit the client’s specific needs.
Our Services Include:
- Conduct background and credit checks for new owners or tenants.
- Facilitate maintenance tasks and repairs.
- Process applications for new owners or tenants.
- Handle accounting for receivables and payables.
- Provide tax documents.
- Maintain online records of all payments and work orders.
- Offer an online portal for residents to make payments and submit work orders.
- Maintain contact information for current residents.
- Facilitate communication with residents regarding common area improvements and other necessary messages.
- Arrange for contractors to submit estimates and complete work.
- Schedule and pay contractors for work orders.
- Serve as the point of contact for residents’ concerns and urgent needs.
- Manage capital projects.
Full-Time Staff Roles:
- Leasing Agent: Handles vacant unit listings, coordinates move-ins, reviews guest cards (prospect tenants), applications, and leases. Manages social media posting, communicates with owners about leasing matters, and markets properties on all major platforms.
- Maintenance Coordinator: Oversees unit turns, code renewals, Section 8 inspections, and subsidy inspections. Reviews all work orders, assigns tasks to vendors, coordinates with vendors, communicates with owners about estimates for approval, and coordinates repairs with tenants.
- Property Manager: Responsible for troubleshooting property issues, conducting move-out inspections, managing receivables (rent collection) and payables (bills), tenant communication, team communication, evictions, owner communication, utility management, lease renewals, and key management.
- Account Manager: Manages paying property management bills, reconciling the property management account, troubleshooting bill pay issues, and other internal team coordination.
- Managing Broker: Coordinates the entire team, approves spending, ensures legal compliance, maintains records and contracts, manages IC agreements, ensures office policy compliance, provides compliance training, finalizes statements and owner contracts, and handles owner payments.
